Rock
West of I-35, limestone often sits just under the grass. Rock found halfway through the dig turns into a change order when nobody priced it in.
We look at your lot first and write how rock is priced into the contract before anyone digs.
We design around your slope, your rock and the Texas sun, then build it with one team on one written schedule.
Limestone, slope, protected trees and a hundred degree summer. The best pool for your yard starts with what is under it and around it.

Hill Country lots fall away. A slope can mean a retaining wall, a raised wall or a view edge, and each one changes the engineering and the price.
The design is drawn on your real grade, not a flat template.

A summer deck can get hot enough to hurt bare feet, and strong sun is hard on finishes. A pool you cannot sit beside in July is a pool you do not use.
Cooler deck surfaces, planned shade and finishes chosen for Texas sun.

The City of Austin, the small cities around it and most HOAs each have their own approvals, and Austin protects large trees and their root zones.
We prepare the HOA plans, pull the permits and tell you the order of approvals before we start.
Six starting points our designs grow from. Pick the one that sounds like your family and we will shape it to your yard.
A small footprint for tight lots. Cold in August, warm in winter with a heater.

Plan my lap poolA sun shelf for little ones, a wide entry and enough room to actually play.

Plan my view edgePool, fire, shade and seating designed together as one outdoor room.
Plan my outdoor roomA spa you use all year, with a pool built around it for the summer.

One project lead from the first visit to the day you swim, and a written schedule you can hold us to.

No two Austin backyards price the same. These five things explain most of the difference, and all of them are on the table at your first meeting.
More surface and a deeper end mean more digging, more steel and more finish.
Limestone has to be broken out, and clay soils need a design that allows for movement.
Retaining walls, raised walls and view edges add engineering and structure.
A narrow side yard can mean smaller equipment or a fence section removed for the dig.
Interior finish, tile, coping and decking, then a spa, heating, lighting, fire and automation.
Every Austin lot prices differently. You get a realistic range at the free consultation, and a fixed price in writing after the design.
Your fixed price comes in writing after the design, before you sign anything.

Where we build
It depends most on size, rock, slope and access to your yard, and then on finishes and features. You get a price range at the consultation and a written, fixed price after the design, before you sign anything.
Design and approvals often take longer than people expect, and construction depends on rock, rain and inspection dates. You get a dated schedule before we dig, and if a date moves we tell you when and why.
Inside Austin city limits it is the City of Austin Development Services Department. Cities such as West Lake Hills, Rollingwood, Lakeway and Bee Cave issue their own, and lots outside any city follow the county. We pull the permit and book every inspection.
In much of Austin we expect to. The contract says in writing how rock is handled and priced before anyone digs, so it is a line you have already read, not a surprise on your bill.
Yes. We prepare the drawings and details your HOA asks for, and nothing is dug until the approval and the permit are both in hand.
Yes, and a slope is often where the best pools happen. It usually means a retaining wall, a raised wall or a view edge, which the design and the price account for from the start.
Start the design in fall or winter. Approvals and construction take time, and spring is the busiest season for every pool builder in Austin.
Yes, through lender. Ask about it at your consultation and we will walk you through the options.
